Matched to the licence address.
A commercial Ejari is not a residential one with a different box ticked. The address has to match the trade licence exactly — it is what DET issues against and what a bank's compliance team checks.
- The trade licence. DET will not issue or renew a mainland licence without a registered tenancy for the premises.
- The corporate account. Lease, licence and utility bill must read one identical address. Some banks send someone to look.
- Establishment card and visas. The immigration file opens against the registered premises.
Before you sign a lease: send us the address and the activity. Some activities cannot be licensed at some addresses, and finding that out after the cheque has cleared is one of the most expensive mistakes in Dubai business setup.

How long does Ejari registration really take?
Hours, not days, when the documents are complete. What delays most files is a missing title deed or an unsigned contract — which is why we check before we start rather than after.
What does Ejari cost?
A government registration fee set by the Dubai Land Department, and our service charge on top. Both are quoted in writing before we begin, itemised and separated. We do not publish a figure here because government charges change and the right number depends on how the contract is registered.
Do I need Ejari to open a bank account?
A registered tenancy contract is the strongest proof of address a UAE bank accepts under Central Bank customer due diligence rules — ahead of utility bills, bank statements and employer letters. An Emirates ID alone and a PO Box are not accepted, and proof must be under three months old.
Is a commercial Ejari different from a residential one?
Yes. It is registered against commercial premises and must carry the same address that appears on the trade licence. A residential registration will not satisfy DET or a bank for a company.
Can I use a flexi-desk or business centre address?
For the licence, often yes — recognised business centres register Ejari for their tenants. For a corporate bank account it depends on the bank: most will not accept a pure virtual office and some want to see a private office. Tell us which bank before you choose the space.
My licence address and my lease address don't match.
It is one of the most common reasons a corporate account application stalls. Lease, licence and utility bill should read identically, down to the unit number.
Can I register without the landlord?
You need the landlord's title deed and passport copy, but not the landlord in person. If the landlord is uncontactable, say so early — there are routes, but they are slower.
What happens when I renew?
A renewal is a fresh registration against the new contract period. Same documents, same fee, and the old certificate stops being valid on expiry — which is what catches people out at visa renewal time.
Is Ejari needed for DEWA?
Yes. DEWA activation for a new tenancy requires the registered Ejari. We handle both together so the connection isn't waiting on paperwork.
Can I register a short tenancy, or does it have to be a full year?
Ejari registers the tenancy contract you actually have, so the registration runs for the period the contract runs. What matters is that it is valid on the day the counter looks at it — a lapsed registration is the single most common reason a licence renewal or a visa file stalls. If you are registering a short period, know when it expires and renew before it does.
How many visas can I get on my Ejari?
The Ejari itself does not set the number. The visa quota comes from the licensed premises — the type of unit and its area — and immigration applies that against the licence. Send us the trade licence and the tenancy contract and we will tell you the number before you commit to anything, rather than after.
My licence has already expired. Can I still renew it?
Yes. Expired licences are renewed every week, and a current registered tenancy is part of what DET asks for. Late renewal attracts government fines that accrue until it is settled, so the sooner it starts the smaller the figure. Send the licence and we will tell you what is outstanding.
Does the tenancy have to be in the same building as the licence address?
It has to be the same address, down to the unit. DET issues the licence against the registered premises, and a bank's compliance team checks the lease, the licence and the utility bill read identically. A tenancy for a different unit in the same building is still a mismatch.
I have a licence from another emirate. Can I use a Dubai Ejari with it?
No. Ejari is the Dubai system and registers Dubai premises for a Dubai licence. A licence issued in Ajman, Sharjah or Abu Dhabi needs a tenancy registered in that emirate, through that emirate's system. We will tell you straight away rather than take the job.
What about a warehouse, a shop or staff accommodation?
All of them register, and the type follows the premises rather than the paperwork: separate office, business centre, residential, virtual office, shop, warehouse, mainland and labour accommodation each have their own route. Tell us what the unit actually is and we will register it correctly the first time.
Do I need Ejari in Abu Dhabi or Sharjah?
No. Ejari is the Dubai system. Abu Dhabi uses Tawtheeq through the Department of Municipalities and Transport, and Sharjah has its own municipality attestation. We will say so straight away rather than take the job.
