Ejari renewal: what actually affects the timing and the cost
“How much is Ejari” and “when will it be ready” are two of the questions we hear every single day — usually from tenants who assumed it was a flat, same-day fee everywhere. It isn't, and here's why.
Ejari — tenancy contract registration — cost and timing depend on
- Property type. Residential, commercial, business centre/flexi-desk, and warehouse tenancies are registered differently and can carry different requirements.
- Whether an inspection is required. Some registrations need a physical inspection of the premises before Ejari is issued; others don't. This is the single biggest driver of how fast a registration moves, and it isn't always obvious upfront which category a tenancy falls into.
- Document completeness. A missing or mismatched document (title deed details, DEWA premises number, tenancy contract terms) is the most common cause of delay, not the system itself.
- Renewal vs new registration. A renewal on an already-registered unit moves faster than registering a brand-new tenancy for the first time.
Same-day registration is realistic for straightforward cases with no inspection requirement and complete documents. Anything involving an inspection or missing paperwork takes longer by nature, not because of who's handling it.

Asked every week.
Why does Ejari sometimes need an inspection and sometimes not?
It depends on the property type and the authority's own criteria for that unit — not something either the tenant or we control.
Can Ejari really be done same-day?
For straightforward cases with complete documents and no inspection requirement, yes. That's the one part of our service where same-day is realistic.
