Virtual office and Ejari: how the two fit together for a new setup
A lot of new business owners ask about “virtual Ejari” as if it's a separate product — it isn't. A virtual office is a registered business address you lease without occupying it full-time, and Ejari is simply the tenancy contract registration for that address.
How the pieces connect
- The licence needs an address. Whether it's a flexi-desk, a shared business centre seat, or a full office, your trade licence is tied to a registered address.
- That address needs its own Ejari. The tenancy contract for your virtual office or business centre seat still gets registered, the same as a full office lease would.
- Not every bank treats a virtual office the same way. As covered in our mainland vs free zone guide, a virtual address can affect how smoothly a business bank account opens — worth checking before you commit to a specific package.
- Renewal follows the licence, not the calendar year. Both the Ejari and the office lease typically renew on the same cycle as your trade licence.
A virtual office is a genuinely good fit for a lean setup with no walk-in clients — it just isn't a way to skip Ejari altogether. See our Ejari renewal guide for what affects the cost and timing.
Questions
Asked every week.
Is “virtual Ejari” a different kind of registration?
No — it's the same Ejari (tenancy contract registration) process, just for a virtual office address instead of a full office.
Does a virtual office affect my ability to open a bank account?
It can with some banks. We factor this in before recommending a specific virtual office package.
